The investor's loan — qualified on rental income, not personal tax returns.

Debt Service Coverage Ratio (DSCR) loans qualify the property, not the borrower's W-2s. The property's rental income is compared to the proposed mortgage payment, and that ratio determines approval. Ideal for real estate investors building a portfolio, self-employed borrowers, and anyone whose tax returns don't tell the full income story.
